When planning a secluded villa stay, start with an important distinction: a private residence, private access and exclusive use of the sand are not interchangeable. Ask what privacy means at the particular property before building your holiday around it.

Understand the beach arrangement

A villa may have a dedicated path to the water while other guests, residents or visitors also use the beach. A secluded cove can feel wonderfully peaceful without being legally or operationally exclusive. Ask about neighbouring properties, boat activity, access paths and resort day visitors; do not assume an estate's boundary extends into the sea.

If complete seclusion is essential, compare a villa with a private-island or exclusive-use arrangement. Obtain a clear description of which areas are reserved for your party and which remain shared.

Look at swimming conditions, not only the view

A beautiful waterfront is not automatically an easy swimming beach. Ask about tides, entry into the water, waves, seasonal conditions, shade and the distance between the house and the shore. Consider what will be comfortable for the actual travellers, especially young children or anyone with reduced mobility.

Images can help establish the setting, but ask for the precise villa location and current property information. A pool can be an excellent alternative to ocean swimming; it should not be mistaken for supervised swimming or a guarantee of child safety.

Choose a layout that supports your group

Bedroom count alone does not explain how a villa lives. Separate pavilions can suit adults seeking quiet, whereas families with younger children may prefer adjoining rooms or bedrooms under the same roof. Check ensuite bathrooms, stairs, air conditioning, shaded seating and the amount of shared indoor space.

Clarify staffing and everyday service

A staffed villa can mean anything from occasional housekeeping to a dedicated team. Ask who is present, at what hours, whether they live on site and what arrangements apply when you want privacy. Establish how meals are planned, whether ingredients are charged separately and what happens on staff days off.

Dietary preferences, children's meals, celebrations and transport should be discussed before arrival. Confirm the practical details in the proposal rather than assuming chef, butler or childcare services are standard across all villas.

Consider a resort villa as well as a standalone estate

A resort villa may combine a private living space with access to restaurants, activities and established guest services. A standalone estate may offer greater independence, with more arrangements made separately. Neither is automatically better: the right balance depends on how much you want to organise yourself.
